I wouldn't book a single night, because the place needs two at least. Spend one on dinner at Hiša Franko, with the taxi they arrange, and the other going no further than the terrace and the sauna.

03 My tip
Adults only, no restaurant
There are no extra beds or children, and no restaurant either. Each chalet has a full kitchen, and catering is available if ordered half a day ahead.

04 Getting there
A hundred metres from Italy
Livek is about a hundred metres from the Italian border as the crow flies, and Nebesa organises trips to Cividale del Friuli and the Brda wine region.
Brda
Four chalets for eight people
Each chalet is 55 m² and designed for two adults, so there are never more than eight guests. There’s no décor to distract you, because the huge windows act as the painting and the view is a little different every day. Architect Rok Klanjšček took his inspiration from traditional high-mountain shepherds’ villages and used larch, Volče slate, copper, glass and steel. The project won the Zlata ptica award in 2003 and the Plečnik Gold Medal and Piranesi Award in 2004, and was nominated for the Mies van der Rohe Award.
What the price includes
The price includes breakfast, which you help yourself to whenever you like, and free access to the cellar with Primorska prosciutto, home-made salami, Tolminc cheese and Brda wine, plus craft beer and soft drinks. There’s a shared wellness area with Finnish, herbal and infrared saunas, a Kneipp corner, a gym, a common room with a fireplace and mountain bikes. The extras you pay for are in the table.
There’s no restaurant. Each chalet has a full kitchen and there’s a large one in the common room, and catering needs ordering half a day ahead. For dinner, the natural choice is to head down to Hiša Franko, and the chalets will book the taxi for you.
House rules, dogs and getting there
It’s adults only and there’s no 24-hour reception, because the family doesn’t live on the estate, so you’re asked to give your arrival time a day or two in advance. Dogs are allowed by prior arrangement, and a Bernese Mountain Dog and a cat live on the property, which guests are asked not to feed. In winter the road is cleared early for the school bus from Livške Ravne, and if you get stuck they’ll come and fetch you in an all-terrain vehicle.
Once your dates are set, check which hotels are still free in Kobarid before prices climb.
Green credentials and who it suits
Nebesa holds the Travelife Gold and Slovenia Green Accommodation labels and runs on solar power, heat pumps and a biological treatment plant. It’s a place for couples who want silence, books, watching the clouds break up and perhaps a bike ride or a hike. The hosts say bad weather doesn’t really exist up there, and for a rainy day they suggest the sauna, a good book, the Kobarid museum or a trip to Cividale del Friuli. If you’d rather have something more practical for river activities, see the guide to hotels in Bovec.
If you would rather have a local show you round, book a guided tour in Nebesa Chalets and choose by the reviews.
Once your dates are set, check which hotels are still free in Kobarid before prices climb.
