The Four Seasons in Limassol is a five-star hotel on Amathus Avenue, in Agios Tychonas, east of the city. Its website makes clear it's independently owned and operated, not part of the international chain of the same name, and gives 282 rooms; the official 2026 list counts 287, with the rating marked as indicative.

For a family with small children it's one of the most complete hotels on the island, thanks to its year-round kindergarten. If you're travelling with a dog, though, rule it out, as pets aren't allowed.

What I would book
The Four Seasons is probably Limassol’s best-known hotel, and it has a quirk many people don’t know about. I go through its register entry, what its fact sheet says and who I think should book it. Its city rivals are in Limassol hotels.
Not part of the chain
Despite the name, the hotel’s website makes clear that it’s independently owned and operated by Muskita Hotels and isn’t part of the international chain. On the official Limassol list it appears with five stars on Amathus Avenue, Agios Tychonas, with 287 rooms and the rating marked as indicative. Its own fact sheet gives 282, including six residences. It’s one of the city’s eight five-stars, compared with the rest in luxury hotels in Cyprus.
Rooms, pools and restaurants
It sits on a beach east of the city, and the hotel describes itself as roughly midway between Larnaca and Paphos airports. Sea-view rooms have balconies, inland-view rooms don’t. There are two outdoor pools, one adults-only, plus an indoor pool heated all year. For dining it lists five venues, including Sera, serving Italian food with chef Ettore Botrini, and Seasons Oriental, serving Cantonese, both with 2025 Toque d’Or awards.

Which room to pick
The hotel’s fact sheet, checked on 4 October 2026, breaks down the 282 units. Most are 99 superior inland-view rooms and 50 sea-view ones, plus 28 sea-facing family rooms and eleven family beach studios with an outdoor jacuzzi and terrace. The fourteen garden studios are adults only, as are two garden suites, and higher up there are 17 Signature suites and twelve penthouse suites, all with sea views. The hotel itself makes clear that children can’t stay in the garden studios, the penthouses or some of the larger suites, which is worth knowing before booking as a family. Every room has a walk-in shower and free 40 Mbps wifi.
Sport, spa and a chapel
Besides the pools, the fact sheet lists a sauna, two steam rooms and an ice room, a floodlit tennis court, a padel court and a gym with a personal trainer. The spa is the only one in Cyprus using Anne Semonin products. A curious extra is St George’s Chapel, seating about ten, which hosts civil and Anglican weddings. Alongside Sera and Seasons Oriental, the restaurants include Tropical, the all-day buffet, which runs a Cyprus barbecue on Tuesdays from June, M Fusion, over the koi lagoon, and Colors Cafe. Parking, covered or open-air, is free, while the electric car charging points are paid for separately.

Families and accessibility
For children, there’s a kindergarten for ages 3 to 8 open all year and a kids’ club for 7 to 13 at Easter, in July, August and other holidays, plus a slide in the main pool. On accessibility, the hotel reports four adapted rooms and a 45-metre lift down to the beach. Check-in is at 2pm and check-out at noon. The kindergarten’s hours are 10am to 5pm in winter and 9am to 9pm in summer, and the kids’ club also opens for the UK school autumn half term, handy if you’re travelling with children from home.
Worth knowing before you book
Pets aren’t allowed, except guide dogs for blind or deaf guests. If you’re bringing a dog, see the options in Cyprus with a dog. And if you’d rather avoid a family atmosphere, bear in mind children are very much catered for here.
It has some heavyweight neighbours on the Amathus coast. Next door is the Amathus Beach hotel, run by the same group, Muskita, and further east the Elias Beach hotel, St Raphael Resort, with its marina, and the Parklane resort. Smoking isn’t allowed inside the building, as the law requires, but it is on the outdoor terraces of the bars and restaurants and on the balconies of rooms that have one.
Where the bus does not go, a car does: compare car hire in Limassol before you arrive rather than at the desk.
My verdict
If you’re after a beach, good food and year-round children’s services, it’s one of the most complete five-stars on the island to my mind. It works for couples too, thanks to the adults-only pool and suites.
